Deciding to buy a property is a big step, but it’s also when the hard work begins. Before you can get too deep into the process, you’ll need to figure out whether you’ll buy an existing property or a new build.
Most property seekers opt for an existing property because, well, there are more of them and it’s generally considered the standard way of doing things, but there can be a lot of value in buying a new-build home. They can offer a range of advantages that make them a more suitable proposition at all stages of the buying journey.
There’s No Chain
Buying a property is generally accepted as being one of life’s more stressful events, but part of that stress is because there are so many things happening at once. You’re trying to buy a home, but you’re also trying to sell your existing property — and, to top it off, you’re waiting for the person you’re buying from to buy their property. It makes it a complicated, stressful experience where things can go wrong at many different stages.
Buying a new property mostly removes that issue. While you may need to sell your existing home, you’re not at the mercy of the chain. Since there’s no current occupier of the house you’re buying, you can simply move in on the agreed date.
There Are Plenty of Options
There are hundreds of thousands of new homes built each year, which all but guarantees that you’ll be able to find a home that meets your requirements. Whether you’re looking for a 1-2 bedroom apartment or a large family home, you should find plenty of properties that tick all the boxes you’re looking for. There are also handy online portals that allow you to compare new homes for sale, so you can browse through the properties on the market that match your strict criteria. Once you’ve found a home that you’re interested in, it’ll be simply a matter of calling up and scheduling a viewing, which is usually a more straightforward process compared with scheduling a viewing at an existing property.
They’re Generally More Energy Efficient
Old properties can have character, but they’re usually less energy efficient. That means you end up spending more money on energy bills, while at the same time not being as comfortably warm as you would like to. New build homes are typically required to meet the latest energy efficiency standards, which ensures that your energy bills will be as low as possible.
There’s Less Initial Maintenance/Work
Finally, new homes typically have much less maintenance/home improvement requirements when you first move in. So long as you’ve bought from a reputable developer, the house will be “move-in ready,” which means you can simply move in and begin enjoying the property. That’s in contrast to existing homes, which often require extensive — and expensive — work until they feel like yours. With a new build, you’ll also have peace of mind knowing that you’re covered by a warranty, too.
